Scope of Services
Every client possesses varying degrees of in-house capability. Therefore, we offer the following menu of services on an 'as needed' or 'a la carte' basis.
- Establish basic scope and scheduling objectives
- Seek out suitable design and engineering candidates for client selection
- Assist client in assembling part or all of the project team
- Site evaluation
- Assist in development of a comprehensive project budget and schedule
- For leased property, coordinate required review process by landlord and/or building management
- Identify long lead items which may affect project schedule
- Review legal documents related to construction (e.g. leases, work letters, etc.)
- Evaluate approved preliminary design and its impact on budget and/or schedule
- Provide value-engineering services, as required, to maintain project budget
- Review final architectural and engineering drawings
- Monitor receipt of required permits and approvals
- Compile comprehensive list of potential contractors and subcontractors and coordinate competitive bidding process
- Prepare RFP's and bid packages for various scopes of work including general construction, specialty equipment, signage and other specialty items
- Evaluate, negotiate and finalize contractor and vendor proposals, including identification of inclusions, exclusions and general conditions and alternates
- Review and evaluate bids for completeness and accuracy
- Coordinate with the design team to insure compliance with project budget and schedule
- For leased property, assure that the space is delivered to client in a condition complying with the terms and conditions of the lease
- Coordinate and chair project team meetings
- Monitor contractor performance for quality assurance and adherence to contractual obligations
- Continually track expenditures and job progress for conformance to budget and schedule
- Provide client with cash flow projection for all related expenditures
- Coordinate with Information Technology representatives to insure proper execution of scope within construction schedule
- Serve as central point of contact between contractors and client
- Issue status reports to the real estate facilities team identifying the progress of each phase and any issues affecting the project
- Review and approve all payment applications and change orders, including documentation of any 'time and material' work
- Update project budget as necessary
- Work to resolve any design or field condition problems or disputes in a practical, constructive manner
- For leased property, act as liaison between client and landlord
- Conduct project meetings and document proceedings
- Develop and monitor 'punch-list'
- Prepare a 'turnover package' with contractor(s) including warranty information, as-build drawings, equipment manuals and service contracts
- Assist in 'turning over' the facilities to client personnel
- Interview, negotiate and retain moving services
- Coordinate move-in procedures with building management and client
- Coordinate delivery and installation of furniture systems
- Coordinate delivery and installation of office equipment and supplies, etc.
- Attend move-in days to insure all procedures are completed in a smooth and orderly fashion
- Finalize close out of all contracts
- Conduct post-project interviews
